ISO:55000 sounds like the name for the latest addition to the Star Trek fleet, but it’s actually the international gold standard in facilities asset management. This sounds a lot less exciting, unless, like me, you are focused on improving the Quality of Life for clients and customers in their buildings through an improved Asset Management Framework (AMF). For me, ISO:55000 certification is not only exciting, it’s the pinnacle of achievement!
A few years ago, Sodexo made a strategic decision to implement a set of tools and systems as part of a global initiative to drive continuous improvements for our clients. These tools are:
- The Asset Management Framework (AMF), a methodology specifically designed to meet the requirements of ISO:55000
- The implementation of a global tool, under the AMF umbrella, called Maximo 7.5, which is a Computerized Maintenance Management System (CMMS) that tracks and manages all the systems inside a building—heating, cooling, electricity, etc. This tool provides superior facilities management service delivery.
Maximo allows us to maximize the asset utilization and optimize the cost of operating a building by streamlining maintenance and managing preventive maintenance. Sodexo uses Maximo to achieve the gold standard for managing a building’s systems at the lowest life cycle cost, or in other words, the best cost for rehabilitating, repairing or replacing a technical or physical system within a building.
Sodexo’s global presence enables us to differentiate ourselves by configuring Maximo to provide a single, unified asset management solution for clients with multiple facilities across the globe. To date, Maximo has been implemented for Sodexo clients in 42 countries. Data we obtain from Maximo allows us to compare costs of operations across geographies. For example, we can compare the cost of running an HVAC system in a hot climate vs. a cold climate.

Clients can enter service requests through Maximo, all contributing to helping our operators meet Service Level Agreements (SLAs).
